We are delighted to offer first class accommodation in and around Disney and The Gulf Coast where the white sands, clear emerald-coloured waters and warm tropical breezes await you.

All our homes are privately-owned and looked after by local management companies who are there to assist you should the need arise. Although they are all individual, standard features include; air conditioning, master bedroom ensuite, cable TV and fully equipped kitchens with washer dryers. Many have microwaves and waste disposal. From your Disney home, you will sample many of the theme parks, including Disney's Magic Kingdom Park, Disney's- MGM Studio's, Epcot, Sea WorldÆ , Universal OrlandoÆ  and the numerous water parks, Disney's Typhoon Lagoon Water Park, Wet 'n WildÆ  and Disney's Blizzard Beach.

The Gulf Coast has its own magical qualities with its natural, breath-taking beauty. The area has more to offer than just a beach holiday. The activities are endless; sailing, windsurfing, parascending, canoeing, golf, tennis, diving and more leisurely pursuits such as fishing, shelling and canal boating.

Booking Conditions

1)       The Contract:  Bookings between Florida Villas Direct, a trading name of Freedom Travel Group Ltd. (Hereinafter called the Company) and the person making the bookings (hereinafter called the Client) are valid after (a) the booking form has been completed, signed and has been received by the Company or the client has agreed to the conditions via the website; (b) the appropriate deposit has been paid to the Company; and (c) the booking has been confirmed to the Client by the Company in writing.

2)       The Agreement:  By accepting these conditions the client warrants that he/she is authorised to agree to them on behalf of all other persons named on the booking form, including those substituted or added by subsequent agreed amendment of the booking.  Flight reservations and holidays including flights; will also be subject to the booking conditions for the flight operator under separate booking conditions.

3)       Prices:  All prices are to the best of our ability correct at the time of issue / quotation.  The Company reserves the right to amend prices during the course of the selling season.  Final prices will be confirmed on the invoice and will be honoured unless the Company cannot accept the booking at the price quoted.

4)       Amendments and alterations made by the Company:  Due to the nature of travel it may be necessary to make changes to your holiday arrangements.  We must, therefore reserve the right to change your travel arrangements after this contract has been entered into.  Compensation or refunds may be applicable for major changes, including change of accommodation to a lower standard than reserved or cancellation of the reservation.

5)       Amendments and alterations made by the Client:  The Company will always endeavour to meet requests for changes to existing bookings.  If changes are made between receipt of a booking invoice and the start of the cancellation period an administration charge of up to £25 per person may be levied.  Where it is possible to meet the requested changes the new holiday price will be recalculated in accordance with the new holiday arrangements.  If amendments are required within the 12 weeks of departure cancellation charges may apply in addition to an administration charge of up to £50 per person. 

6)       Deposits:  A non-refundable booking deposit of 25% Per Property Rental or 20% for Hotel Reservations is required at the time of booking. In some instances a larger deposit may be required for various rental homes.  Additional deposits will be required for other components of the holiday such as Flights, Car Hire and Attraction Tickets.

7)       Balance payments:  The balance is payable to the Company or booking agent not less than 12 weeks prior to the rental period, except where booking instructions are received within 12 weeks of the rental period when payment in full must be made with the application.  If the Client does not pay the balance due at the prescribed time the Company reserves the right to cancel the booking, this action will be taken between 8 and 10 weeks prior to departure.  In this event the deposit will be forfeited and it may not be possible to reinstate the reservation. 

8)       Cancellations:  Any cancellation by the Client must be notified in writing directly to the Company.  If the Company receives the notification of the cancellation more than 12 weeks before the rental period, only the deposit will be retained.  If less than 12 weeks, then the following cancellation charges will apply:

Between:  8 and 12 weeks before rental period, 75% of the total cost. 6 and 8 weeks before rental period, 90% of the total cost, 6 weeks or less, total cost of rental is forfeited.

9)       Rental:  The rental period normally commences at 4pm local time on the day of arrival and the property must normally be vacated by 11am on the day of departure.  Any individual variations on these normal times will be advised to the Client.  Any extensions on these times will incur additional charges.

10)    Principals and Third Party Actions:  The Company cannot accept liability for any acts or omissions of our principals (such as rental management companies and property owners) or of those for whom we act in the capacity of agents, over whom we have no control.

11)    Age Limitations:  Persons/children under the age of 18 years (on the accommodation departure date) will not be accepted unless accompanied by parents or a responsible adult.

12)    Poolside:  All persons use the pool and surrounding area entirely at their own risk.  At all times children must be supervised by parents or other responsible adults when using the pool.

13)    Villa Care: The client is responsible for the property and will be expected to take reasonable care of it. At the end of the rental period all kitchenware must be clean and the property must be left in a reasonable condition for the cleaners. Please note most homes have a non-smoking policy. A Security Deposit on rentals is used to cover breakages, damages or any extra cleaning required.  This does not include any additional costs related to cots, high chairs, pool heating, BBQís or any other product/service rented locally through the management company. Telephone/Internet call charges are not covered through the security deposit scheme.

We operate a simple security deposit scheme for each villa rental.  A Non-Refundable damage waiver fee of £30 per booking will be charged.  This covers accidental damages up to the value of USD$300.00. Should the damages arise in excess of USD$300.00, you will be liable for to pay Florida Villas Direct for the additional monies. Certain Management Companies may require a credit card imprint to be left locally as an additional security measure. Should the Management Company debit monies from your card for accidental damage, the client will be refunded by the Company, for charges billed to you locally up to the value of USD$300.00.

Please note that should you incur charges locally for damages, we will require proof of this before we can refund the client as described above.

14)    Exclusions:  The Company will not be liable for any loss or delay to or cancellation of the Clients holiday due to industrial disputes, riots, threat of hostilities, political unrest, natural disasters, aircraft grounding, closure of airports or ports, weather conditions or any other circumstances beyond their control.

15)    Complaints:  Any complaints in resort should be brought to the immediate attention of the management company (contact number in accommodation) who will make every effort to resolve the problem.  It is considered reasonable to allow the management company 48 hours to rectify most problems with the property.  If the management company are unobtainable or unable to rectify the problem within a reasonable time the Client must contact the Company.  Failure to inform the management company or the Company within the given time frames MAY affect compensation.

The Company and Management Company will endeavour to resolve any complaints as they arise.  However, where complaints have been unsuccessfully resolved in resort the Client should write to the Company within 28 days of return.  Upon receipt of the Clientís letter an acknowledgement will be sent within 5 days and advise of the solution or progress within 28 days.  In situations where the Client has not contacted the management company or the Company whilst in resort no liability can be accepted by the Company with the exception of appropriate and reasonable additional costs incurred. 

16)    Insurance, Passports and Visas:  The Client is responsible for ensuring sufficient travel insurance is secured as of the time of booking.  The Company will accept no liability for Clients travelling without suitable travel insurance.  All passengers (including children under the age of 16 unless they are already on another passport) must have a valid ten-year passport with at least 6 months validity from the date of exit from the USA.  For clients who do not hold a British passport or have any queries relating to their visa requirements it is STRONGLY recommended to contact the American Embassy in London. 

17)    Jurisdiction:  This contract is subject to and shall be construed solely in accordance with the laws of England and all parties herby submit to the exclusive jurisdiction of English Courts.

Refusal:  The Company reserves the right to refuse any booking.

Data Protection:

Our company holds details of client names, addresses and e-mail for future mailing and marketing.  We do not pass your details on to any other organizations or companies hence you will only receive information from us.  If you prefer not to receive e-mail or post material please notify us.  This may be done via email to villas@villasdirect.co.uk

When making a reservation we will require personal data such as date of birth, address and contact telephone numbers.  These details may be passed onto the airline, accommodation supplier or any other service provider who is operating all or part of your travel arrangements.

You have the right to access data held by us, however an administration charge will apply.

The Freedom Travel Group Ltd Trading As Florida Villas Direct is a member of ABTA with membership number J4456. We also hold an ATOL with number 6042. As such we are fully bonded according to ABTA's rules and abide by ABTA's Code of Conduct.

   ABTA protection applies to services supplied by The Freedom Travel Group Ltd T/A Florida Villas Direct but does not apply to services featured on this website that are provided by any company that is not a member of ABTA.
